Starting a project is exciting! We schedule an initial consultation to evaluate your existing space and discuss your vision.

We then gather existing information by field measuring your space to create "as-built" drawings, which will be used for Schematic Design purposes.

Meanwhile, we will also perform preliminary code study to see if your project is allowed by zoning ordinance and NYS building codes. Items such as property setbacks, Floor Area Ratio (i.e. percentage of usable space allowed on a lot of a certain size), height limitations, allowable use, etc. will be reviewed. This will help to determine if your project requires a variance or special exemption, which will help to estimate an approximate project timeline.

We will prepare preliminary design sketches to explore and illustrate design ideas, based on your requirements and budget. Meetings will be held to review concepts, obtain feedback, discuss options, and make refinements. Upon your approval, we will provide final schematic design plans for your signature prior to commencement of construction documents.

During construction documentation phase, we will prepare drawings based on the approved schematic design plans that will be sufficient to satisfy the requirements of the local jurisdiction for building permit submission.

The construction documents will be prepared to a specific architectural scale and graphically describe the relationship of interior spaces and how they will be integrated into the building envelope. The drawings will include demolition and proposed floor and ceiling plans, elevations, sections, schedules, details, emergency egress and energy code analysis, and other drawings as required.

These drawings will be signed and sealed to be submitted to the Town for a building permit application. Mei Wo Design can also provide permit expediting service as a turnkey operation to our clients.

Mei Wo Design will design your interior space based on your preference consistent with your business branding.

To assist you with selecting a design concept, we will prepare preliminary color palette directions for your review, which will include floors, walls, lighting, hardware, millwork, plumbing fixtures and accessories.

We will review color palettes with you and further refine color palettes, textures and finishes for your approval and sign-off.

Based on the approved design concept, Mei Wo Design will provide color boards to illustrate a unified color scheme for all interior spaces, with finishes and material selections. This can include floor, walls, ceilings, lighting, doors and hardware, millwork, trim, plumbing fixtures, kitchen appliances, toilet accessories, window treatment, furniture, equipment, etc.

We will meet with you to present and to discuss modifications to concepts selected and revisions to the design. Upon approval, we will finalize color boards that incorporate design refinement from all previous meetings, for final approval and sign-off. We will also prepare interior design bid documents incorporating FF&E plans, specifications and schedules for bidding purposes.

construction management

During the construction phase of your project, Mei Wo Design helps to observe the construction process and confirm that the contractor is building your project as per the design and specifications, so you are getting what you pay for.

Field visits and bi-weekly meetings will be held to determine if construction is proceeding in general accordance with the contract, and that the materials and workmanship meet acceptable standards.

We provide regular reports to keep you informed, review contractor's invoices and recommend payment based on the work completed. If there are additional work that is required due to field conditions, we will review the Change Orders submitted by the contractor and provide recommendations.

At the end of the construction process, we will prepare a punch list to catalog all the items that the contractor missed, to keep them accountable and make sure they complete the complete scope of work before they get their final payment.
